How do I buy a property in Spain?

Once you have selected a suitable property in Spain, we will happily help you through the whole process, until you receive the keys and beyond.

The important steps are:

• Appointing suitable legal representation.
  
• Applying for your n.i.e number (this is the Spanish equivalent of a national insurance number)
  
• Explain fully the contracts regarding the property.
  At this point
  • £2,000 deposit is payable direct to the builders.
  • 50% of the purchase is then payable within 30 days. (this is also paid direct to the builders)
  • Balance is payable on completion, together with an additional 10%.this represents 7% iva (vat) and 3% legal fees.

• At the point of completion on your purchase, we will assist you in the connection of your water supply, electricity and telephone.

Inspection trips

• Our inspection flights are available from Tuesday - Saturday and Saturday– Tuesday.
  However, should these days not be convenient, please talk to a member of staff.
  
• Our inspection trips are always carried out on a personal‘1 to 1’ basis.
  
• The cost of our inspection is £149 per person. This includes flights, accommodation and most of your meals throughout the trip. Should you purchase a property from Sandy Banks Properties, the inspection trip cost of £149 per person is fully refundable, once you have paid 50% of the price of your chosen property.
